Located between the city centre and the popular Abbeyhill district, these apartments are convenient for an excellent range of local amenities, a variety of retail outlets and recreational facilities.

The development sits near the foot of Arthur’s Seat and is close to the new Scottish Parliament and Holyrood Palace. It benefits from an excellent bus service running to the city centre and surrounding areas, with the city bypass a short drive away.

Enevate sought to be pro-active in the approach to this project. We wanted to support the vision of a high quality and sustainable development which would enrich the landscape within the area and significantly improve the lives of neighbouring residents.

With sustainability at its core, the building was constructed using our offsite modular building method, which is pioneering in its use of steel frames to create highly insulated, high performance homes.

The Planning Department fully supported the development, which is vibrant and respects the nature of the site. It was these careful considerations that enabled the planning application to be approved, by a traditionally strict planning authority.

The construction of the development is unique and one of the first of its kind in Edinburgh’s residential market. Each apartment is designed and constructed as a modular build and comes with a comprehensive BOPAS warranty, which provides cover to each property for 60 years. The structural frame of the building has a life span of 200 years. Sunnybank also offers a 10 year Checkmate warranty.

An added benefit of this innovative construction method is the improved sound attenuation compared to that of traditional building methods. The unique construction is also extremely energy efficient, providing cost savings for the homeowner.

By delivering all 120 constructed pods from our factory to the site, we drastically reduced delivery and installation times, minimising disruption to the area, and meaning the development was completed within 42 weeks.
